What we do

One firm, for the whole life of a building.

  1. Acquire

Under-used, under-valued buildings — offices, institutional properties, and infill sites with the potential to become homes.

  2. Convert and build

Design, permits, and construction management — done quickly and to a high standard.

  3. Operate

Lease-up and long-term ownership, with professional property management for the people who live there.

What we bring

Capital, and the expertise to put it to work.

  • Capital

We invest our own equity in every project and underwrite it the way a lender would. We buy buildings to own them, which means the numbers have to hold up for decades, not until the next sale.

  • Expertise

Giving an existing building a new use is its own discipline: structure, code, services, and sequencing all have to be understood before the first wall comes down. It is the discipline our practice is built on, and it is why we can see homes where others see an obsolete office.

  • Financing that supports housing

We pursue financing designed to support housing, so that the benefit reaches the people who live in our buildings as lower rents. Affordability is built into how a project is financed, not added at the end.

Approach

How we work.

  • Speed with discipline

We move at the pace of an owner-operator, and underwrite every project the way a lender would.

  • Direct

Questions get direct answers, and deals don't wait on committees.

  • Respect for the trades

Clear scopes, honest schedules, straight dealing. Consultants and contractors are long-term partners, not line items.

  • Owner-operators

We underwrite like lenders and manage like owners, because we are both.
